Secured Lending:

There are many reasons to use a secured loan but the most common reasons are:
- Avoidance of early redemption penalties on main mortgage;
- Protect competitive fixed rate mortgage deal;
- Shorter repayment period;
- Avoid exposing entire mortgage account to a higher rate if your credit status has deteriorated;
- You may have been declined a further advance;
- Flexible and varied criteria – For example more generous income calculations than offered on a re-mortgage or further advance.
Unsecured Lending:
Through our partner we can now help obtain unsecured facilities for clients who would have initially opted for a secured personal loan but require funds within a couple of days. A number of different type of lender are used from high street to specialist unsecured lenders, who will fund up to £25,000 over a short to medium timeframe.
Generally speaking, most high street lenders will require your client to be a homeowner, have a clean credit history and be able to prove income, though we have slightly relaxed terms with our specialist lenders. Funds are available within a couple of days, though an interview may be required with some lenders prior to release of funds.
Bridging Finance:
Bridging finance is often used as a quick solution but is not just about lending of last resort. There are many situations why a bridge, despite the cost, can be seen as best advice. Commercial and Residential bridging finance can be used for many purposes and some of the most common are:
- Finance to enable the purchase of one property before completion of another or to complete a purchase of property at auction
- Finance to fund an urgent purchase of a property, pending arrangements of a long-term mortgage, often used in investment situations;
- Finance to raise short term capital usually up to 12 months for virtually any purpose including land acquisition, property development and business expansion;
- Finance to fund the purchase of a property sold at a discounted price;
- Finance to settle adverse credit or arrears prior to re-mortgaging.
